Working it out from your device’s clock…
The date above is calculated on your own device when the page opens, from your device’s clock and time zone. Nothing is uploaded and no date is stored on this page.
The 45-day identification period
Forty-five days is the deadline that gives this interval its name in US tax practice. In a like-kind (1031) exchange, the taxpayer has exactly forty-five days from transferring the relinquished property to identify replacement property in writing, and 180 days to complete the purchase. Both clocks start on the same day and run concurrently, which is why the two intervals are always quoted together — see 180 days from today for the closing end of it. The forty-five days are calendar days and the statute does not extend them for weekends.
Six and a half weeks of planning runway
Away from tax deadlines, forty-five days is the length people reach for when thirty is too tight and sixty is too loose: Net 45 supplier terms, a forty-five-day review window on a group severance offer under US age-discrimination rules, mid-length project milestones, and the notice some commercial leases require. It is six weeks and three days, so the weekday always shifts by three.
What the count does not skip
Nothing is skipped here: weekends and public holidays sit inside the count, which is what a plain day count means in almost every contract, notice and policy.
The result box still shows how the span divides — how many of the days are Mondays to Fridays and how many are weekend days — because that is usually the real question behind “will this be dealt with in time”. Public holidays are not deducted from that weekday figure.
The arithmetic behind the answer
Your browser reads today’s date from your device and adds 45 days, which gives the date above. The same date engine drives the date calculator, so the two pages cannot disagree with each other.
Every calendar day counts, weekends and public holidays included. Today is treated as day zero, so the result is the 45th day after today rather than counting today itself as the first day. If your contract counts the starting day as day one, shift the result by a day.
Because the answer depends on today, it is not written into the page. It is recalculated every time the page opens, in your own time zone, and never leaves the device.
Common questions
What is the 45-day rule in a 1031 exchange? Replacement property must be identified in writing within 45 calendar days of transferring the relinquished property, with the exchange completed within 180 days.
Do the 45 days pause for weekends or holidays? No. The identification period runs on calendar days, so a deadline landing on a Sunday is still that Sunday.
How many weeks is 45 days? Six weeks and three days. The weekday of the result is always three later than today.

If this was not quite the interval you needed, one of these will be.
